This disclosure explains how Jacob Baer Real Estate uses telephone and text-message communications under the Telephone Consumer Protection Act (TCPA) and the FCC's One-to-One Consent framework, including how to grant, manage, and revoke consent.
1. Prior Express Written Consent Framework
In absolute compliance with the Telephone Consumer Protection Act (TCPA) and the regulatory updates implemented by the Federal Communications Commission (FCC), any contact, intake, or registration form deployed on this platform that requests a telephone or mobile network number operates under a Strict One-to-One Consent standard. By checking the affirmative consent box on any submission module, you grant prior express written consent directly and exclusively to Jacob Baer, Real Estate Broker, not to any third-party marketing partner or affiliated lead-distribution network.
2. Mandatory Transactional Disclosures
- Checking the communication consent box establishes a valid electronic signature verifying that you are the authorized subscriber or primary account user of the submitted mobile number.
- Your consent is completely voluntary. It is explicitly disclosed that granting consent to receive automated text messages or marketing phone calls is not a condition of purchase, lease, or execution of any real estate representation agreement with Jacob Baer.
- Submitting your number authorizes the delivery of real-time property alerts, automated listing updates, neighborhood pricing snapshots, and transaction reminders via automated dialing systems, short message service (SMS), multimedia message service (MMS), and artificial pre-recorded messages.
3. Frequency, STOP & HELP Commands

4. Strict Telemarketing "Silent Hours" Compliance

In accordance with federal guidelines and localized state statutes, no automated text messages or marketing communications will be initiated before 9:00 AM or after 8:00 PM local time relative to the recipient's time zone.
5. Consent Recordkeeping
