All transaction tracking and contract management are performed under Commission-approved contract and disclosure coordination guidelines as authorized by the Colorado Division of Real Estate.

• AI Model Scraping Restrictions. You are explicitly prohibited from deploying automated web scrapers, data-mining engines, indexing spiders, framing mechanisms, or extraction scripts to capture, clone, or repurpose listing data, property images, or proprietary neighborhood text found across this domain for commercial use, alternative listing publication, or the training of Large Language Models (LLMs) and artificial intelligence engines.

These terms are interpreted under, governed by, and enforced according to the laws of the State of Colorado, with immediate jurisdiction assigned to the courts of Boulder County and Weld County where Jacob Baer's core consumer real estate services are delivered.
